Set the rent and change lease terms
Enter rent, deposit and lease dates, see the monthly rent bills appear and learn how lease changes get approved.
Enter the lease
- On the property Home, tap the pencil on the Lease card.
- Enter the Monthly rent and Currency, the Deposit and the Rent due day (1 to 31).
- Set the Start and End dates and tap Save.
With a rent and a start date, imanino creates a monthly Rent bill on the due day, up to the end date if there is one. In months that are shorter than the due day, the bill falls on the last day of the month. The rent shows up as a Rent schedule on the Timeline. Editing that schedule, or deleting it, changes the lease and follows the same approval rules.
Changes need the other side to approve
Changing the rent, deposit, currency, start, end or due day affects both sides. When the other side already has someone on the property, the change waits for approval:
- A tenant's change goes to the landlord.
- A landlord's change goes to the tenant.
- An agent's change goes to the landlord.
While a change is pending, the Lease card stays as it is and a card on Home shows each value from old to new. The other side taps Approve or Reject. You can tap Cancel to withdraw your own request. A new change replaces an earlier pending one. If the other side has nobody on the property yet, the change applies immediately.
Changing rent from the Bills tab
Editing a rent bill with All upcoming, or deleting the rent series, changes the lease and goes through the same approval. Editing This bill only changes that bill.
Lease and rent are for rented properties. Owned homes have no lease.
